First of all in many resorts there often two separate management companies. One management company takes care of vacation rentals and all of the day to day issues that arise with managing the individual units. The second management company manages the Property Owners Association (POA) or in some areas it is called the Home Owners Association (HOA).

The first management company that takes care of the vacation rentals will normally handle all of the cleaning issues that arise, maintenance issues inside of the units, vacation tenant issues etc. This management company is the one you depend on to provide an income from renting your vacation condo.

The second management company the HOA/POA is normally responsible for all of the common areas of the property such as the amenities, the structural building issues, organizing home owners and maintenance issues that affect the property as a whole or more than one owner. The also take care of issues such as the insurance on the property. In most development the owners pay a fee each month that they collect to pay common expenses.

In most cases these two companies are completely separate entities, but work together for the success of the vacation condo resort.
