What is the typical arrangement between a Vacation Condo owner and a Management Company?

This can vary between condo developments, but all agreement should be in writing and include:

• The financial responsibilities of the Vacation Condo owner. i.e. insurance, taxes capital improvements, mortgage debt service.
• The rental agreement will include the notice needed for the owner to be able to use the unit.
• The financial responsibilities of the vacation management company. This usually includes normal operating expenses such as maintenance, office expenses, marketing etc.
• The amount in which the management company will be charging. This would include for vacation bookings and costs to manage your vacation condo.
• Typical deductions that will come out of proceeds before the owners gets their share.

Other issues vary from resort to resort and it is best to discuss these with a qualified real estate agent for other items that may be more common in the area you are looking to purchase you new Vacation Condo.
