What is a Vacation Condo Lease Back?

Lease Backs are great incentives that developers often offer to buyers that will guarantee income.

Many times a lease back will be offered for as long as 2 years and many times at a rate high enough to cover the buyers mortgage during that time period.

A Lease back is where the developer signs a lease at closing to rent the vacation condo for a specific amount of time. Normally the developer will retain the right to then rent out the condo to vacationers to recoup the lease they are paying the new owner.

The advantage of this to the buyer is they have a guaranteed income for their vacation condo that may cover their entire mortgage and expenses.

The advantage for the developer is they are able to sell more units and lower their inventory levels.

In some instances there will be condos available on the market where a current owner may offer this incentive to a prospective buyer, but it is more common in developer owned vacation condos.
